We negotiate and facilitate

Our team manages the negotiation, reviews the contract, and facilitates the transfer with Thousand Trails directly. You authorise us to liaise with TT on your behalf — we handle the paperwork.

You get paid

When the deal completes, the buyer's funds are released from escrow to you, minus our service fee. You receive the balance directly.

For $79, your payment is held in escrow by Escrow.com until the transfer is confirmed with Thousand Trails. Your money doesn't move until the membership is yours.

Transfer confirmed

Once Thousand Trails confirms the membership transfer, escrow releases your funds to the seller. The membership is yours.

We're a licensed real estate brokerage (Indiana licence #156112346). Our sellers have legal protection. Our buyers have escrow. And everyone can see exactly what's happening at every stage.

hitch.exchange is operated by a licensed Indiana real estate broker (licence #156112346). All transactions are facilitated from Indiana, consistent with standard industry practice for multi-state real estate brokerage operations.

Buyer protection payments are processed through Escrow.com, Inc. — a licensed escrow company regulated by the California Department of Financial Protection and Innovation. hitch.exchange does not hold buyer funds directly.

What is the procuring cause clause?
If our team introduced a buyer to your listing, we earn our service fee on the sale even if the deal completes off-platform. This is standard practice in real estate and protects both parties — it means we can invest in finding buyers without risk of being cut out.
How does Escrow.com work?
When a buyer selects buyer protection, we create a transaction on Escrow.com. The buyer pays Escrow.com directly (not us). Escrow.com holds the funds until Thousand Trails confirms the membership transfer, then releases the money to the seller. hitch.exchange never holds buyer funds.
How do I know my contact details won't be shared with buyers?
Your contact details are protected at the database level — they're stored securely and the API can never return them in a buyer-facing response, regardless of how the platform is accessed.
How long does a TT membership transfer take?
Thousand Trails membership transfers typically take 2–6 weeks after buyer and seller agree terms. Our team manages the paperwork and communication with TT throughout — you don't need to chase anyone.
What's the 90-day tail clause?
If your listing is removed from hitch.exchange and you complete a sale within 90 days to a buyer our team introduced, the service fee still applies. This is a standard clause in listing agreements that protects the platform's ability to earn for work already done.
